1. Project introduction

Nexus Clinics is marketed as medical space within Arkan Palm’s 205 development in Sheikh Zayed. [2][3] The developer describes 205 as a mixed-use destination with a medical district as well as residential, business and retail functions. [1] The wider project is therefore not exclusively medical. Identify the Nexus building, floor and clinic number; proximity to Safa Med Park does not mean the two components have identical ownership or operating rights.

2. Location and the surrounding area

Published project material places Nexus within 205 with access from the 26 July Axis and near Safa Med Park. [2] A clinic advertisement also uses Al Bustan Street and Nile University as orientation points. [3] Check the actual patient route and phase entrance; nearby components may be planned rather than operating today. Sheikh Zayed was established in 1995. Its city website shows more than 408,000 residents without a reference year; that is a citywide counter, not the population of 205 or a clinic catchment. [4] A historical Q1 2025 apartment sample averaged EGP 109,221/m². This indicates housing-market pricing, not household income or the affordability of medical fees. [5] No verified current local income estimate or complete clinic count was established. Study existing and future competing providers by specialty.

3. Facilities and what to inspect

Broker material advertises finished air-conditioned clinics, reception/waiting space, underground parking, a private entrance and waste-management arrangements. [2] Ask which specification applies to your building and unit and which facilities are already operational. Verify accessibility, equipment access, utility capacities and service charges. The wider development’s retail or residential amenities do not automatically confer gym or swimming-pool rights on a clinic purchaser.

4. Medical, administrative and residential prices

Reviewed on 5 November 2026, one Nexus advertisement offers 65 m² for EGP 15,545,000 total: approximately EGP 239,154/m², calculated from the asking price. It states 10% down plus another 5% after three months and an eight-year payment period; verify the complete schedule rather than relying on the headline deposit. [3] This is one offer, not a market average or confirmed availability. The project page advertises clinic areas of 65–139 m². [2] No reliable current Nexus administrative or residential average was established; other 205 products are separate inventory. Historical citywide residential context appears in section 2.

5. Directions from familiar landmarks

Set navigation to “Nexus Clinics, 205, Sheikh Zayed” and request the current phase and sales/viewing entrance. The 26 July Axis is the published access reference; Al Bustan Street and Nile University are useful orientation points, not a verified walking route. [2][3] Follow current navigation to the confirmed pin and assess legal turns, drop-off and parking. No fixed travel time is promised, and a sales-office address should not be assumed to be the future clinic entrance.

6. Project images and their date

The displayed image is a rendering labelled “205 Nexus Clinics” on the broker’s page. [2] It is an illustrative design view with retail frontage, not a recent photograph proving completion or the finish of a particular clinic. Its creation date is unverified. Request dated site footage, the unit plan and a current construction update before paying; compare them with the signed specification.

7. Readiness for investment or occupation

A unit advertisement labels Nexus off-plan and gives 2030 delivery; another project page states delivery within four years without a clear contractual start date. [2][3] Neither establishes immediate occupation or a binding unit handover date. Verify the signed schedule, phase infrastructure, utility connections and medical-use requirements. Include the waiting period, remaining instalments, fit-out, vacancy and service charges in investment planning. Clinic permission and residential permission are separate; no return is guaranteed.
