1. Project introduction

Medplex, written MEDPLIX on Everest Mohamed & Mounir’s website, combines clinics, diagnostic laboratories and pharmacies in its published concept. [1] For a doctor, the useful question is how the selected floor and unit support the practice: room layout, patient privacy and diagnostic requirements matter alongside the project name. Identify the seller, unit number and permitted medical activity in the documents before comparing offers.

2. Location and the surrounding area

The developer places the project beside Oriental Weavers near Mohamed Naguib Axis. [1] Use these as orientation points, then obtain the project entrance pin: the corporate office address in a website footer is not proof of the clinic’s location. During a visit, check the actual route to surrounding shops, pharmacies and everyday services rather than assuming walking access. New Cairo was established in 2000. [3] A statement reported on 20 October 2026 put the wider city near 3 million residents; this is not a neighbourhood census. [4] The historical Q1 2025 apartment benchmark was EGP 102,245/m², a property-market indicator rather than household income. [5] No verified current neighbourhood population, income survey or complete clinic count was found. For your specialty, survey competing practices and patient access before estimating demand.

3. Facilities and what to inspect

Published facilities include lifts, security and surveillance. [1] These are advertised specifications, not an inspection report. Ask to see parking allocation, accessible entry, waiting areas and equipment access; obtain maintenance charges and operating hours in writing. A gym or pool has not been verified as an included clinic amenity. The clinical fit-out should be checked against the needs of your specialty.

4. Medical, administrative and residential prices

A listing updated 30 December 2024 advertised 37 m² at EGP 3,996,000: EGP 108,000/m², calculated from that example. It also stated 10% down and seven-year instalments. This is historical asking evidence, not a confirmed November 2026 price or an average. [2] Request a new total-price quotation including maintenance, finishing and any remaining payments. No reliable current project-specific administrative or residential average was established; the citywide historical residential reference appears in section 2.

5. Directions from familiar landmarks

Set navigation to Medplex New Cairo and confirm the entrance near the developer’s Oriental Weavers landmark and Mohamed Naguib Axis. [1] From North or South 90th Street, choose a current route to that confirmed pin. This is orientation guidance rather than a tested turn-by-turn route. Check junctions, drop-off and parking during the hours you expect to operate; no fixed driving time is assumed.

6. Project images and their date

The image is an architectural rendering from Everest’s project page. [1] Its creation date is not established and it does not prove current construction progress, occupancy or unit finishing. No recent dated site photograph was verified during the 5 November 2026 review. Before booking a viewing, request a dated video showing the façade, access, lifts and the exact unit.

7. Readiness for investment or occupation

The historical sales page indicates 2028 delivery; it does not establish today’s progress or a binding handover date for your unit. [2] Treat the opportunity as requiring delivery verification, not as a clinic ready to open immediately. Compare total acquisition and fit-out costs with a separate rental appraisal, allowing for vacancy and service charges. This is a medical-property guide, not evidence of residential permission.
