1. Project introduction

Medipoint Sheikh Zayed appears in Inertia’s project portfolio. [1] The complex’s own directory presents more than 30 private clinics and multiple specialties. [2] The difference between historical development unit counts and today’s directory should not be treated as a contradiction or turned into an occupancy rate. For a buyer or tenant, identify the exact unit, activity and equipment included rather than relying on the wider medical address.

2. Location and the surrounding area

The complex publishes its address as 5 El Shabab Street, second entrance, District 3, Sheikh Zayed. Its directory lists clinical laboratories, diagnostic services and a pharmacy alongside several specialties. [2] These are useful named services within the medical destination, not a promise that every service is available at every hour. Confirm the selected clinic entrance and patient route. Sheikh Zayed was established in 1995. The city website shows more than 408,000 residents without a reference year; that counter covers the city, not District 3 or Medipoint’s patient catchment. [5] A Q1 2025 apartment sample averaged EGP 109,221/m², a historical housing indicator rather than household income or an affordability study for medical fees. [6] No verified current complete neighbourhood clinic count or income estimate was established. The complex’s own directory is not a count of all competing practices in the area.

3. Facilities and what to inspect

The complex directory identifies laboratories, diagnostic functions and pharmacy services. [2] Individual sale material mentions air conditioning and a parking slot for the advertised unit; this does not establish identical rights for every clinic. [3] Inspect lifts, accessible entry, common waiting space, utilities and waste arrangements. Check who pays maintenance and whether equipment remains on handover. Do not infer shared gym or pool access from generic listing amenity tags without written confirmation.

4. Medical, administrative and residential prices

On 5 November 2026, one furnished 48 m² clinic was advertised for EGP 6 million: EGP 125,000/m² calculated from the asking total. [3] A separate rental results page displayed 68 m² at EGP 40,000/month and an equipped 64 m² dental clinic at EGP 60,000/month. [4] These are asking examples with different equipment and lease conditions, not a market average or confirmed availability. Do not combine the rent of an equipped dental clinic with a different unit’s purchase price to claim a verified yield. No reliable current administrative or residential average inside the complex was found; section 2 gives historical citywide residential context.

5. Directions from familiar landmarks

Use “Medipoint Clinics, 5 El Shabab Street, Sheikh Zayed” as the destination and compare the pin with the complex’s published map. District 3 and Zayed’s second entrance are the address reference points. [2] From a 26 July Corridor or central Zayed approach, follow current navigation to the confirmed building entrance. Check patient drop-off, legal turning points, parking and the return journey at expected clinic hours. This is planning guidance without an asserted fixed travel time.

6. Project images and their date

The exterior photograph is published in Inertia’s project material. [1] The capture date is not established, so it is not labelled a recent photograph. It introduces the building rather than the interior, fit-out or equipment of any offered clinic. Ask for a new dated video of the selected unit, common areas and access route; compare the visible layout with the unit documents.

7. Readiness for investment or occupation

The published medical directory evidences a functioning medical destination; it does not certify that a particular unit is vacant, transferable or licensed for your specialty. [2] A resale advertisement describes its own clinic as equipped and ready to operate, which requires unit-specific confirmation. [3] For an acquisition, check title and transfer terms, actual possession, service-charge balances and the equipment inventory. For a lease, review term, escalation, deposit and fit-out rights. Model income only after those costs and vacancy assumptions are explicit. The medical destination does not establish permission to live in a clinic.
