1. Project introduction

Medical Park 2 is an AlRabat medical complex in New Cairo, distinct from Medical Park 1, Premier and Elite. [1][2] Its developer page describes 45 clinics and two medical centres; these are the developer’s published project figures, not an independently audited occupancy count. [1] For a purchase or lease, establish the building, floor, unit number and permitted specialty before comparing an offer with another Medical Park branch.

2. Location and the surrounding area

The developer locates Medical Park 2 along Axis 79 near New Cairo Court. [1] The court is a useful navigation landmark; the main-road position alone does not establish easy patient drop-off or parking. Inspect the clinic entrance and surrounding everyday services at expected appointment times. New Cairo was established in 2000. [4] A statement reported on 20 October 2026 put the wider city near 3 million residents; this is not a neighbourhood census. [5] The historical Q1 2025 apartment benchmark was EGP 102,245/m², a housing-market indicator rather than household income. [6] No verified current neighbourhood income estimate or complete clinic count was established. Study competition by specialty and patient access rather than assuming the whole city is your catchment.

3. Facilities and what to inspect

The developer lists laboratories, radiology, a pharmacy, parking and shared waiting facilities. [1] Check their current operation and the rights attached to the selected unit. During a viewing, inspect lifts, accessible entry, ventilation, water and drainage, equipment access and medical-waste arrangements. Ask for service charges and operating hours in writing. A health-club label in project material does not establish included membership for a clinic owner; no pool entitlement is verified here.

4. Medical, administrative and residential prices

No sufficiently clear current sale or rental example for this exact branch was established in the 5 November 2026 review. One rental result uses “Medical Park 2” in its title but classifies the property under Elite; its price was therefore excluded. [3] This does not mean no units are available. Obtain a dated quotation identifying the unit, total price or monthly rent, area basis, equipment and all fees. No defensible current medical or administrative average is claimed. Section 2 provides historical citywide residential context, not housing prices inside the complex.

5. Directions from familiar landmarks

Set your destination to “Medical Park 2, New Cairo Court”, then confirm the entrance on the developer’s project map. Axis 79 and the court are the published reference points. [1] From a 90th Street approach, use current navigation to that confirmed entrance rather than the corporate office or another branch. Check the return route, visitor drop-off and parking. This is orientation guidance without a fixed journey time.

6. Project images and their date

The displayed exterior photograph comes from AlRabat’s Medical Park 2 page. [1] Its capture date is unknown, so it is not described as recent. It shows the complex rather than the inside or condition of a specific available clinic. Request a dated unit video, floor plan and current common-area photographs before arranging a decision-making visit.

7. Readiness for investment or occupation

AlRabat’s chain page records July 2014 completion and marks original developer inventory sold out. [2] That historical status does not settle current resale or rental availability. Confirm the unit’s actual possession, title/transfer position, maintenance balances and ability to operate your specialty. For investment, obtain a unit-specific rental appraisal and include fit-out, service charges and vacancy. Medical use does not establish residential permission, and a functioning complex does not guarantee income.
