1. Project introduction

Health 360 is a West Way Developments medical project announced for Sheikh Zayed. [1] Published project material describes clinics and supporting diagnostic and pharmacy functions. [3] For a doctor, the decision is whether a particular unit meets the practice’s space, equipment and access needs. Establish the building, floor, unit number and permitted activity before comparing prices; a project’s medical branding is not approval for every specialty.

2. Location and the surrounding area

The sources do not describe the address identically: the developer’s launch announcement mentions Dahshur Link Road, while a project page and a resale example identify District 9/Al Bustan and the City Authority area. [1][3][4] Treat this as a location question to resolve with the exact project plot and entrance pin, not a reason to assume every description refers to an identical frontage. Check nearby services during the viewing rather than relying on broad claims of proximity. Sheikh Zayed was established by Decree 325/1995. The city website displays more than 408,000 residents without a reference year; this is a citywide counter, not District 9’s population or the clinic catchment. [5] A historical Q1 2025 apartment sample averaged EGP 109,221/m². This is property-market context, not household income or ability to pay consultation fees. [6] No verified local income estimate or current complete clinic count was established. Map competitors by specialty and patient access.

3. Facilities and what to inspect

Published facilities include clinics, diagnostic functions, a pharmacy, security and CCTV. [3] Confirm which are contracted, installed and actually operating. During a viewing, inspect lift access, patient waiting space, accessible entrances, parking rights, equipment movement, ventilation and power provision. Obtain maintenance and service charges in writing. No verified entitlement to a gym or swimming pool was found for the medical units.

4. Medical, administrative and residential prices

One resale example reviewed on 5 November 2026 advertises 50 m² with EGP 1,718,000 payable now and EGP 782,000 remaining to the developer: EGP 2,500,000 combined, or EGP 50,000/m² calculated before extra costs. The external broker also states a EGP 31,250 buyer fee; it is that advertiser’s charge, not an Eyadtak fee. [4] This is one asking example, not a current market average, and all amounts and transfer terms need reconfirmation. Do not confuse the immediate payment with the complete purchase commitment or repeat the seller’s unverified market-value estimate. No reliable current administrative or residential average inside the project was found; section 2 provides historical citywide residential context.

5. Directions from familiar landmarks

Ask for the full destination “Health 360 Medical Center, Sheikh Zayed” and the exact entrance pin before setting off. Because the published address descriptions differ, use District 9, Al Bustan and the City Authority area only as provisional orientation points until the plot is confirmed. [1][3][4] From the 26 July Corridor or Dahshur Link approach, use current navigation to the verified entrance. This is route-planning guidance, not a tested itinerary; no fixed journey time is promised.

6. Project images and their date

The image is an architectural rendering from GPM’s project page. [2] Its creation date is unverified, and it does not demonstrate current construction progress or the condition of a specific clinic. No recent dated site photograph was verified in this review. Request a dated video of the façade, entrance, lifts, common areas and exact unit before deciding.

7. Readiness for investment or occupation

Sales material advertises 2026 delivery, while the reviewed resale example labels the unit under construction. [2][4] A stated year does not establish that a unit has been handed over or can open immediately. Confirm actual progress, written handover obligations, utilities and medical-use requirements. For investment, model the full purchase cost, remaining payments, fit-out period, vacancy and service charges before estimating net rent. This is a medical-property guide and does not establish residential permission or a guaranteed return.
