1. Project introduction

Eterna Healthcare City is a medical destination in New Cairo’s Golden Square on South 90th Street. Its design combines hospital, clinic and specialist functions. [1] Medical uses also feature in Mivida’s published project material. [2] For a clinic purchase, identify the building, unit number, permitted activity and party named in the title documents; the wider location does not establish the legal position of a particular unit.

2. Location and the surrounding area

The Golden Square location places Eterna within the South 90th Street corridor; Lake View is identified in the project description as a nearby residential development. [1] Check your specific entrance and the route from the surrounding compounds instead of relying on a general map label. New Cairo was formally established in 2000; a government estimate in October 2026 put the wider city close to 3 million residents. These are citywide figures, not a Golden Square census. [3][4] A Q1 2025 residential sample recorded New Cairo apartments at EGP 102,245/m². This historical property-market context does not measure local household incomes or affordability of consultation fees. [5] No reliable current clinic count for Golden Square was established. Map competitors by specialty and patient travel time; population alone does not demonstrate demand for your practice.

3. Facilities and what to inspect

The published scheme includes clinics and specialist medical facilities, with landscaped open areas. [1] The Mivida brochure also presents hospitals, clinics, laboratories and pharmacies as part of Eterna’s medical mix. [2] Treat the scheme description separately from what is operating today. During a viewing, check lifts, accessible entrances, parking allocation, patient waiting space, waste handling, ventilation and power capacity. Confirm maintenance charges and access hours in writing. No gym or swimming pool is established here as an included right for every clinic.

4. Medical, administrative and residential prices

Reviewed on 5 November 2026, one sale advertisement offers a finished 44 m² clinic for EGP 7.1 million, approximately EGP 161,364/m² calculated from the total asking price. This is one offer, not an average. [6] A separate rental page lists 40 m² at EGP 35,000/month and 43 m² at EGP 40,000/month; furnishing and lease terms differ. [7] These are asking figures and availability needs reconfirmation. Do not combine rent from one unit and purchase price from another to claim a verified yield. No reliable current administrative average was established; section 2 gives historical citywide residential context rather than a residential price inside the medical project.

5. Directions from familiar landmarks

Use Eterna Healthcare City, New Cairo as the full destination. South 90th Street and the Mivida area are useful orientation points. [1][2] From the AUC area or a Ring Road approach, follow current navigation to the confirmed building entrance, then check visitor drop-off and parking. This is route-planning guidance, not a verified turn-by-turn itinerary; no fixed journey time is promised. Ask for the building name as well as the unit number before a viewing.

6. Project images and their date

The image is an architectural rendering on Medad’s project page, whose project entry is dated 2019. It illustrates design, not current completion or a clinic interior. [1] No recent dated whole-project photo survey was verified. Before committing, request current photos of the entrance, corridors, lifts, utilities and the exact unit, or arrange an in-person viewing.

7. Readiness for investment or occupation

Finished units and rental offers appear in the reviewed advertisements, but they do not establish readiness of every building or unit. [6][7] Confirm handover, utility meters, licensing, permitted fit-out, operating access and outstanding charges for the exact clinic. For rental investment, calculate net income after vacancy, service charges, fit-out and other owner costs. Seek evidence of comparable achieved rents. This guide does not guarantee occupancy, resale value or returns; the medical unit is not presented as residential accommodation.
